What happened last year and what can be expected in 2016?
Last year was an outstanding year in the Denver real estate market (if you were a home seller). As a home buyer, you were faced with rising values, bidding wars, and limited inventory.
What can you expect in 2016?
Most experts are optimistic when discussing the Denver real estate market with a more cautious outlook for 2016.
Low Inventory
As of this date, the inventory of available homes is at a new record low. The lack of available homes has driven home values up (supply and demand) and deterred a few “move-up” buyers who are afraid they can’t get what they want.New home builders are active but still conservative, usually waiting for a contract before starting construction (this is good).
Rising Mortgage Rates
With the recent news that rates will be rising, first time buyers and move up buyers will face the challenge of reduced buying power. This factor might slow the expected increase in property values. Mortgage rates are likely to rise (slightly) but still remain very competitive in historical terms. On a side note, the tight rental market continues to drive both investors and first time buyers to the housing market.
Bidding Wars
Home buyers (especially at lower price points) have been faced with competitive bidding and multiple offers. As this becomes more normal, a different approach is necessary to successfully contract to purchase. I have experience with both buyers and sellers in competitive market situations. Are we in the middle of another housing bubble? According to many sources, the Denver real estate market can expect another five to six years of steady gains. Strong buyer demand, low inventory, and a good economy are all positively impacting the local housing market.
