With all the challenges of the pandemic, the Denver real estate market has soared. Home values are at record highs primarily due to strong demand, low inventory, and low rates. Experts are forecasting moderate gains for next year. My market summary below will explain the factors impacting housing now and in the future.

Market Report

The real estate market remains strong despite a seasonal slowdown. As of the end of October, the inventory for Single Family Homes declined to the lowest level of the year. For a year and a half now, the median number of days to sell a home has been less than one week. This combination of low inventory and strong demand has equated to steady gains in home values.

Home affordability is putting negative pressure on the housing market as we head into 2022. Wages are not keeping pace with home values and experts are not expecting a repeat of this year’s gains (but still expecting moderate increases in home values).

Locally, I expect to see an increase in available homes in early 2022 but not enough to slow the market. Mortgage rates are expected to increase slightly.

The most significant factors impacting housing in the next year will be related to the overall economy: wages and employment, supply chain issues for new home construction, and reduced production from a declining workforce due to Covid-19.

In conclusion, experts are forecasting home values to increase in 2022.

Recently Sold

Congratulations to my clients (the sellers) on this successful closing! This home in Southeast Aurora was sold in three days for well over the list price.

Now is a great time to consider a move. In the Denver metro area, most homes are selling in about five days and over the list price.

Thanksgiving Traditions

For over 10 years, our family has been making this outstanding, spiced pecan stuffing for our Thanksgiving dinner. The cornbread base is made a couple of days in advance and the spiced pecans make the whole house smell great! Give this great recipe a try!
