The real estate market continues to grow at a record pace! Inventory of available homes has increased and buyer demand is strong leading to record home values.
The pace of the market has begun to show signs of slowing as we head into Fall but experts predict another strong market in 2022. Home buyers should find good values this Fall and competition is expected to be slower through the end of the year.
On my listings this Summer, pricing has been important as savvy home buyers understand the market and recognize overpriced listings, which are sitting on the market longer. Conversely, homes priced at market value continue to see multiple offers and sales above list price.

Market Facts
The Denver metro real estate market continues to move at a record pace but the data available through the month of August is showing us that a season shift is on the horizon.
Home values have declined on a month over month basis but are still up over 16% since August, 2020. Here is what I am seeing with home buyers this Summer:
Most listings are selling in 3-5 days.
The best homes are still receiving multiple offers.
The majority of homes are typically receiving 1-3 offers.
New listings are declining keeping pressure on buyers.
Sellers are still in the driver’s seat when selling their home. The most important factor is price. Some sellers are pricing their homes too high and those homes are taking weeks to sell, often with a price decrease or two. Other factors that are still important include the condition of the home, location, and availability for buyers to schedule showings. Some sellers are limiting the amount of showing appointments, which decreases a home buyers ability to see the property.
As we move into Fall, I expect that home values will remain at current levels, buyer demand will be strong, and inventory will be limited. We are set up for another strong 2022 real estate market!
