Looking back at the past year, the real estate market was very dynamic noted by strong demand in the Spring, rising mortgage rates, followed by a market correction in the Fall. As inflation appears to be declining, mortgage rates have dropped lately leading to a stabilizing market and more buyer demand.

If you or someone you know plan to buy or sell in the coming year, now is the time to review the market data, prepare your home for showings, and put a plan in place for a successful purchase or sale. For home buyers, inventory is available and now is an ideal time to find the right home without competition.

Mortgage Rates and Inflation

While these two are not related, they historically have moved together. In the past few months, inflation declined which led to an almost immediate drop in mortgage rates. The following stories reported on this relationship.

In the Denver metro area housing market, the decline in mortgage rates immediately led to an increase in buyer showings and optimism for both buyers and sellers looking into next year.

With rates declining, experts are forecasting an active Spring market. Home buyers are returning, and inventory is higher than in past years. In comparison to past years, the months ahead appear to be a more ‘normal’ market for both buyers and sellers.

Mortgage rates fall for the third week in a row as inflation fears ease

The 30-year fixed-rate mortgage averaged 6.49% in the week ending December 1, down from 6.58% the week before, according to Freddie Mac. A year ago, the 30-year fixed rate was 3.11%.
