The real estate market is poised for a great year with increased inventory and strong buyer demand. Mortgage rates are expected to remain stable and economic indicators point to a good year for real estate. The Spring real estate market is likely to be very active once again.

Real Estate News - Recent Reports
The real estate market is poised for an active Spring market. The key factors for home buyers and sellers to be aware of include:
Inventory is Up
Mortgage rates are expected to be stable in 2025
Home values are up, but only modest gains are forecast this year
Demand remains strong in the Denver metro area
This chart tracks the median price of sold homes in the Denver Metro area*. The Spring market between February and June is typically the most active. Inventory is expected to increase, and buyer demand is strongest, driving prices up in this window of time.
Through the rest of the year, we typically see high inventory through Fall, but buyer demand tends to decline. This can be a great opportunity for home buyers to find a good value.
Overall, the red columns show the end of year median home values. We have seen modest increases in each of the past two years. Experts are forecasting a similar market for 2025.
*Single family home sales in the following counties: Adams, Arapahoe, Denver, Douglas, Jefferson, Broomfield
The second chart shows the active inventory of available listings. As mortgage rates declined in 2024, sellers entered the market with the expectation of increased buyer demand.
This was true for the first half of the year, but rates stabilized and rose through the end of the year. Inventory remains higher and home values declined moderately.
Looking ahead, home buyers are becoming more accustomed to the current rate environment. Active inventory is expected to remain strong. This relationship creates a fairly neutral housing market benefiting both buyers and sellers.
