In a nut shell, the local market is expected to see another year of growth. Inventory will remain the number one challenge followed by the reduced buying power of higher mortgage rates. Competition for homes is high to start the year but experts expect the market to grow at a slower pace as the year progresses.

Home Inventory Expected To Increase

As the new year begins, home inventory is seeing an immediate increase. The following report documents why this is expected over the coming months.

Inventory. This one word has a big impact on pretty much every factor of the real estate market.

In the past year, inventory has continued its trend of record low numbers, driving up demand, home prices, and buyer frustration along with it.

But, new data suggests that this winter may see a flurry of new homes for sale. That’s big news for clients who have put off making a move in the last year.

Let’s dive into the four reasons we may see more real estate activity soon and what this means for you and your clients.

There Is Pent Up Demand Among Sellers

For the past 10 years, people have been living in their homes longer than the historical average. Since 2010, the average tenure in a home has been about 10 years. However, we are now seeing that shift.

Working From Home

Before Covid-19, 5% of work was conducted at home, and on websites like GlassDoor, 1 job in 66 offered the potential to partially work-from-home. Now, almost two years into pandemic living, 15% of workers want to WFH exclusively, 30% want a hybrid arrangement. On job websites, 1 in 6 jobs now offers the ability WFH or a hybrid solution. Going forward, 20%-25% of work could be performed at home.

National Radon Action Month

While most of us are familiar with the word “radon,” the term is most important to those who deal with it. This includes the home inspectors who find evidence of it in a home, and those who mitigate it. The second leading cause of lung cancer, you can’t see, smell or taste radon gas. Even if you’re breathing in an elevated level of radon, there are no obvious signs. In the United States, the Environmental Protection Agency (EPA) estimates that nearly 21,000 lung cancer deaths each year are radon related. In Canada, that number stands at 3,000.

Radon gas is a byproduct of the underground decay of radioactive elements such as uranium and thorium. As these substances deteriorate, the gas is released before eventually working its way to the surface of the ground and into the air we breathe.

Fortunately, radon gas is so diluted in our outdoor environment that it doesn’t pose a health risk. In buildings, however, it can become concentrated. And while radon gas has been detected in every state within the U.S., some areas pose a higher risk than others.
