Spring is here! Houses are selling!

The Spring market has been very active for both buyers and sellers. Inventory is up and home buyers are acting fast to buy the best homes. Sellers need to follow these tips to have the most success:

  • Set the right price.

  • Use professional photographs (don’t skip cleaning and staging).

  • Enhance the curb appeal.

  • Work with an agent for expert advice.

Inventory and Rates

Spring in the Denver metro real estate market is typically the most active time of the year and this year is not different. Inventory has been rising and buyers are finding more homes to choose from. Sellers are learning that updated, staged, clean, and most competitively priced listings are selling fast. With the best listings, multiple offers are normal.

In April, mortgage rates began to rise again which reduces the affordability for home buyers. This will likely slow the market in the coming months. Home sellers will need to watch pricing closely and consider offering incentives to buyers which can potentially be used for rate buy-down programs. In spite of higher rates, buyers are in the fortunate position to have numerous homes to choose from in the home buying process.

Number of Active Listings

Number of Days on the Market

Listings continue to sell faster as measured by the Median Days on Market report. This is a report to prepare sellers on how long it might take to get a contract. It also helps home buyers when preparing a strategy to compete with other buyers.

In the past few months, this figure has declined to a low of xxxx days. This means that some homes are taking 2-3 days and others are taking 45 days (or longer) to reach a contract. This does not mean that sellers can simply put a sign in the yard and get a home sold.

Mortgage Rate Trends

Mortgage rates have increased recently, and experts are not expecting rate declines until late 2024 or early 2025. Higher rates paired with increased inventory make it a good market for home buyers. From a seller’s perspective, the rate increases slow buyer demand and affordability. Increased inventory equals more competition for home sellers. Both of these are positive market dynamics for home buyers, even though the mortgage rates are a little higher right now.
