Market Reports
The latest market data is very compelling. These charts show the changes from October 2023 to October 2024. The following reports are from data through October of Single-Family home sales in the suburban Denver Metro area counties (excl. Denver and Boulder); Mortgage rates from Freddie Mac (FRED)*.
The first chart shows the Number of Active/UC/Sold listings all showing increases from last year. Inventory is significantly higher while sales only slightly higher.
Mortgage rates have declined through the year but have risen slightly in the past few weeks. At the beginning of 2024, many home buyers felt rates were too high to enter the housing market.
With higher inventory and lower mortgage rates, many home buyers are optimistic. Bidding wars are not as common, and the market is showing signs of benefiting both buyers and sellers.
The second chart shows the Number of Sold Listings compared to the Median Sold Price. The increase in sales is a result of the previously noted data of lower rates and higher inventory. Overall, with more inventory, home values have been relatively stable with only a moderate year-over-year increase.What does this mean? The next couple of months are a great time for home buyers to enter the market. Looking at 2025, rates are expected to decline which will likely increase buyer demand and an increase in home values.
