Q1 Market Report
Inventory is up! While this is normal for the Spring season, most neighborhoods are seeing a larger jump in available homes. This is great news for home buyers but adds a little more competition for sellers. Now more than ever, home sellers need to establish the correct list price and have their home staged to sell.
Before I get too far along, the following charts are based on data from Single Family Home listings in the following counties: Adams, Arapahoe, Broomfield, Denver, Douglas, and Jefferson.
![]() | This chart compares the number of active listings to sold listings for the first quarter of the past few years. While inventory is on the rise, sales have remained stable. When this gap occurs, most listings take a little longer to sell. In the coming months, I am expecting to see inventory continue to increase with a stable volume of home sales. |
The next chart tracks the price of active listings compared to sold listings. Besides a dip in 2023, home values have remained relatively stable. During this period of time, home sellers have been listing their properties for an increasing price. Higher list prices tend to increase the time it takes to sell a home (see Days on Market chart). When the market stabilizes, watch for more listings to lower their price to entice more buyer interest. | ![]() |
![]() | This chart shows the average number of days it is taking for a listing to reach a signed contract. Buyer demand was extremely high in 2022 before the rate increases later that year. This metric has been stable since then, but the most recent year has seen a significant 19% increase. |
Expectations for the Coming Months?
Buyer demand and housing inventory typically peak in the Spring months. Experts predict demand to be strong. With higher list prices and mortgage rates holding around 6%, the real estate market can expect stability for the coming months with moderate price declines later in the year.
Questions remain about the upcoming tariffs and economic uncertainty, and how it might impact the housing market. If the economy falls into a recession, home values tend to rise and mortgage rates usually decline. I continue to monitor the changing economic conditions and how it impacts my client’s plans.

Memorial Day and Summer Kick-Off
During Memorial Day weekend (May 23–26, 2025) and the following week, enjoy high-energy events such as the Outside Festival, live music (hint: DJ Fisher is hosting an epic outdoor block party), stunning museum exhibitions, outdoor activities and urban excitement like street art, outdoor and patio dining, and craft beer along the Denver Beer Trail.

Projected Closing Dates for Colorado Ski Resorts
Many major Colorado destinations will remain open through April. Some could keep the lifts spinning for longer. Here are the latest projections for closing dates around the high country.
Arapahoe Basin, Mary Jane: Staying open as long as possible, conditions permitting
Aspen Highlands, Beaver Creek, Silverton: April 13
Aspen Mountain, Snowmass, Steamboat, Vail, Eldora: April 20
Buttermilk, Crested Butte, Monarch Mountain, Powderhorn, Telluride, Wolf Creek, Keystone: April 6
Copper Mountain, Loveland, Breckenridge: May 11
Purgatory: Daily through April 13, weekends through April 27
Winter Park: April 27
