Market Update - May 2025

The Spring real estate market is in full swing, home inventory is on the rise, but home buyers remain cautious. What does this mean? Sellers need to be focused on pricing and staging to sell. For home buyers, good values exist in most neighborhoods and sellers are willing to negotiate.

Active inventory continues to rise as shown in this chart. Higher inventory means more stability in home values and could even lead to lower prices later this year. Current inventory is 179% higher than April, 2022.

Conversely, a reduction in mortgage interest rates could lead to more home buyers jumping into the market and a potential increase in home prices.

Home values remain stable in the mid $600ā€™s but have seen slight increases in the recent months. Median price of sold homes tends to increase in the Spring buying season and then decline in the Fall. With increased inventory, experts predict that home values might decline. But, if mortgage rates decline, buyer demand could increase, pushing home values higher.
