The real estate market looks more like a buyer’s market lately. These are the key factors impacting housing right now:

Market Update - August 2025
As we progress through the summer months, the local real estate market is being impacted by the following factors:
The real estate market usually transitions to more of a buyer’s market in the Fall. With high inventory, declining rates, and motivated sellers, the Fall buyer’s market could be more pronounced this year. | ![]() |
As of last week, mortgage rates were reported at 6.58% but have declined for two weeks in a row (Source: Federal Reserve Bank of St. Louis). Lower mortgage rates impact a buyer’s purchasing power and increase the number of homes that a buyer might target. Last month, the average number of days a listing was active in the MLS was 36 days which is a significant increase over last year. Economic uncertainty and higher rates are keeping many would be home buyers on the sidelines. Hopefully we will see an improvement here.
Sellers are in a challenging situation, but certain properties are still selling quickly. Homes that are in good condition, updated, and PRICED RIGHT are still selling faster than the market averages. Savvy sellers are also willing to negotiate and even offer concessions to increase buyer demand. Overall, median home values are nearly the same as last Summer but are trending lower (see chart below).

According to the South Metro Denver Realtor Association (SMDRA), we are in a buyer’s market without the buyers. If we see mortgage rates decline, experts predict that demand will increase which will stabilize the housing market.

Pro Tip: It's easy to get caught up in the moment when viewing fall colors on a scenic drive. For the best photos, Do Colorado Right by choosing a spot in a safe, designated parking area to really bask in fall's beauty. Keep in mind that these destinations are popular for leaf peeping, especially during peak weekends. Try visiting during lesser traveled times on weekdays to enjoy more of the colorful vistas. And while you're keeping an eye out for the golds, ambers, and reds, don't forget to also look for pedestrians that may be taking in the scenery as well.
